Balance Transfer

  • If you don't currently have a Heartland credit card, opening a new one to transfer a balance to does create a “hard inquiry” on your credit report, which might lower your score at least for a little while. However, if the balance transfer is lowering the amount of interest you're paying each month and allowing you to pay more of your balance that is a good way to improve your credit.
  • You may or may not be required to close your other credit cards, depending on your financial situation. Our loan officers will discuss this with you and  your options.
  • Balance transfers can take up to 10 business days to be completed.
  • You can transfer balances from other credit cards, personal loans, student loans and auto loans. You will not be able to transfer a balance from a current Heartland account.
  • You can transfer up to the approved available limit on your credit card. For example, if you were approved for a $5,000 credit limit and you don't have a balance on the card you can transfer $5,000. If you have a $2,000 balance, you can only transfer $3,000 because that's what you have left of your available limit.

Bill Pay

  • You can pay anyone, from your mobile phone provider to your sister. A variety of popular companies are preloaded to choose from, but you also have the ability to add who you need to pay. Examples

First Mortgage

  • Please have the following:
    • Last 30 days of paystubs
    • Last two years of W2s
    • Last two months of bank statements
    • If you are self-employed, we will need your last two years of tax returns.
If you are applying jointly, they must also provide these documents.
  • A conventional loan requires a minimum credit score of 620 or higher to be eligible.
  • A conventional loan requires a 5% down payment.
  • Apply. You can apply before you find a home and get pre-approved. By doing this you'll know how much you have to spend, you'll be ready to make an offer faster and you can estimate your payment for your budget. There is no harm in getting pre-approved, it costs you nothing.
  • Closing Costs are fees being paid to the county to register your mortgage, title fees, lender fees and processing or underwriting fees. Pre-Paids are the funds that fund your escrow account. An escrow account sets aside a monthly amount of money needed to pay home owners insurance and property taxes.
  • No. There are no penalties for prepayment. You can pay off your home loan any time with no additional charges.
  • An adjustable rate mortgage, or ARM, is a loan type that offers a lower initial interest rate than most fixed rate loans. The trade off is that the interest rate can change periodically, usually in relation to an index, and the monthly payment will go up or down accordingly. Against the advantage of the lower payment at the beginning of the loan, you should weigh the risk that an increase in interest rates would lead to higher monthly payments in the future. It's a trade-off. You get a lower rate with an ARM in exchange for assuming more risk. For many people in a variety of situations, an ARM can be the right mortgage choice, particularly if your income is likely to increase in the future or if you only plan on being in the home for three to five years.
  • Interest rates fluctuate based on a variety of factors, including inflation, the pace of economic growth, and Federal Reserve policy. Over time, inflation has the largest influence on the level of interest rates. A modest rate of inflation will almost always lead to low interest rates, while concerns about rising inflation normally cause interest rates to increase. Our nation's central bank, the Federal Reserve, implements policies designed to keep inflation and interest rates relatively low and stable.
  • No, your loan will always be serviced by Servion, our mortgage partner.
  • The 15-year fixed rate mortgage offers two big advantages for most borrowers: You own your home in half the time it would take with a traditional 30-year mortgage. You save more than half the amount of interest of a 30-year mortgage. Lenders usually offer this mortgage at a slightly lower interest rate than with 30-year loans. It is this lower interest rate added to the shorter loan life that creates real savings for 15-year fixed rate borrowers. The possible disadvantages associated with a 15-year fixed rate mortgage are: The monthly payments for this type of loan are roughly 10 to 15 percent higher per month than the payment for a 30-year. And, because you'll pay less total interest on the 15-year fixed rate mortgage, you won't have the maximum mortgage interest tax deduction possible.

Home Equity

  • You can use a Home Equity Loan for a variety of things. Here are a few examples to consider:
    • Home Improvements. Use your equity to finance projects like a kitchen remodel. It will not only make your home more comfortable for you, it could raise the home’s value and attract buyers in the future.
    • Pay Off Debt. Use your equity to pay off high-interest-rate debt, such as credit cards. Home equity loan rates are usually much lower than credit cards so you’ll save money while you pay off your debt. Plus, combining all of your credit card balances together will give you one easy-to-manage payment each month.
    • Purchase a Cabin or Second Home. Use your equity as a down payment on a cabin or second home. Or, if you’re current home is paid off, use the equity as an all-cash offer on a cabin or second home — giving you an advantage over other buyers.
    • Higher Education Expenses.
    • Medical Bills.
  • Home equity is the amount of your home that you actually own. Specifically, equity is the difference between what your home is worth and what you owe your lender. As you make payments on your mortgage, you reduce the balance of your loan and you build equity.
  • The Home Equity, Home Improvement and Home Free loans all have fixed rates. Home Equity Lines of Credit are Variable.

  • Yes. You can withdraw without any penalty or fee.
  • No. With a Money Market account, your funds are as secure as they are with any other type of savings account. In fact, they are federally insured to at least $250,000 by the National Credit Union Administration and an additional $250,000 through the Excess Share Insurance Corp (ESI). Money Market accounts have nothing to do with the stock market.

Mortgage Refinance

Privilege Pay

  • Giving us your consent to pay everyday debit card and ATM overdrafts on your consumer account (Extended Coverage) may result in you incurring Overdraft Fees for transactions that we would otherwise be required to pay without assessing an Overdraft Fee. However, this would allow us to authorize transactions up to the amount of your Privilege Pay limit and may also help you avoid overdrafts in excess of your available balance. If you consent to Extended Coverage on your consumer account, it will remain on your account until it is otherwise withdrawn.
  • The $30 Overdraft Fee that is charged if you overdraw your account is the same fee amount that is charged if an item is returned as unpaid. If multiple items overdraw your account on the same day, each item will be assessed an Overdraft Fee or a Returned Item Fee of $30. All fees and charges will be included as part of the Privilege Pay limit amount. Your account may become overdrawn more than the Privilege Pay limit amount because of a fee.
  • You will automatically have Privilege Pay Standard Coverage if your account is eligible. If you want your ATM and everyday debit card transactions covered, you will need to consent by:
  • If you would like to select Extended Coverage for future transactions:
  • Standard Coverage includes checks, ACH transactions (automatic debits), recurring debit card transactions, online bill pay items, and teller window transactions. If you consent to Extended Coverage, ATM and everyday debit card transactions will be included with the Standard Coverage transactions.
    • Even if you have Overdraft Protection, Privilege Pay is available as secondary coverage if the other protection source is exhausted.
    • Privilege Pay will cover overdrafts up to the Privilege Pay limit if the funds in your savings account have been exhausted.
  • If you want to discontinue Privilege Pay, contact Heartland by calling (651) 451-5160, email us at info@heartlandcu.com, or visit any Heartland branch.
  • As soon as possible within 45 days. After 45 days your account will be closed.
  • When used, you will be charged a fee of $30 per overdraft paid, but costs nothing just to have on your account.
  • A link to another account or line of credit may be less expensive than an overdraft. A single larger overdraft will result in one fee, instead of multiple smaller overdrafts. Good account management is the best way to avoid overdrafts. Use our mobile, online, and telephone banking services to keep track of your balance. For financial education resources, please visit mymoney.gov.
